How Do Helical Piers Work?
Using helical piers to repair your home’s foundation may confuse or intimidate you at first. While the scope of every project varies, the steps are similar. Outlined is the process for how Liftech installs helical piers. Here’s how it works:
- We excavate the affected area(s) of the foundation and expose base of the foundation wall. This allows us to install the mounting brackets for the helical piers.
- Afterwards, the crew then drives helical piers into the ground across the affected area every 6-8 feet to solid, load-bearing strata. This is typically 20-30 feet below the foundation.
- Next, we drive the piers into the ground to a specific torque and attach them to the brackets on the foundation. We load the piers to a predetermined load capacity once the desired torque is reached. This ensures that your structure is stabilized and often times raised back into its original position.
- The weight of your structure is thereby transferred onto the piers and the load-bearing strata, preventing future movement.

Liftech’s Helical Pier System Installation Process
If you haven’t had a helical pier system installed before, you likely have some questions about the process and how a helical pier repair system is implemented. Here is an overview of what to expect when our team comes to your location to start work.
Before any work begins, our foundation specialists conduct an in-depth analysis of your foundation’s footprint.
We use digital measuring tools to accurately identify & quantify any settlement that has occurred from multiple reference points.
The estimator references measurements to problems the homeowner is experiencing. That way we can come to an accurate conclusion of the problem.
We create a detailed proposal to repair your foundation and stabilize the structure, including an estimate for the cost of the project.
Once you approve the project, we send our proposal to a licensed engineer for review and approval. Permits are also submitted to your local municipality for approval.
After completing our preparation to minimize collateral damage inside/outside the structure, we carefully excavate the soil to expose the foundation.
We prepare the affected area for installation of the brackets that the helical piers will attach to.
The crew drives piers to a specified depth and the correct torque is achieved. The weight of your home or building is transferred to the helical piering system.
Now your structure is stabilized, in some cases, it can be lifted using hydraulic pressure to a predetermined elevation.
The crew fills in all the excavated areas and cleans up the job site. Then we conduct a final walkthrough with the homeowners.
The engineer signs off on all work and closes out permits with your local municipality. You receive copies all documents and warranty paperwork.

What Causes Foundation Failure?
The earth is constantly moving, and so are the soils your home sits on. Colorado is a state of extremes with frequent freezing, thawing, flooding and drought events that cause movement in the soil. The soil constantly expands and contracts causing it to shift and settle beneath the overlaying foundation your home was originally built on. Unfortunately these natural occurrences result in property owners like you having to face the daunting and often intimidating task of repairing or replacing your concrete. In addition to natural factors, you may be setting up your foundation for failure with poor drainage or grading. It never hurts to have a second opinion on your water control take a look at your home.
Signs Your Foundation Is Failing
- Your windows and doors are beginning to stick or are difficult to operate. More often than not, this means your foundation has shifted and is causing stress on different areas of your home that weren’t previously there.
- Interior drywall or plaster is beginning to develop large cracks.
- You may hear sounds or see evidence of nails popping through the walls and ceilings.
- The floors in your property have started to slope or become uneven over time. This is usually a tell-tale sign that the foundation has settled.
- The chimney on your home or building has started to tilt or lean.
- You have noticed the stair-stepping in the exterior brick or foundation walls themselves are bowing in/out.
- If you just have some sinking flatwork, it may be minor. Liftech also offers concrete leveling services, so you can give us a call either way.
- if you have seen any of the above, it’s time to call the foundation specialists at Liftech BEFORE the problem worsens!
Prevent Larger Issues
While some of these signs may not seem like that big of a deal, they are often related to a larger issue that could end up costing you a lot more time and money if you aren’t proactive about it.
When you call Liftech, our team will schedule you for a free estimate to assess your property. We will conduct an honest and thorough assessment of your property to determine if your structure is in fact experiencing foundation failure or not.
