3) Tie drain pipe to the french drain and sump pump, so water is pumped away from foundation.

Are window wells supposed to have drains?
Window well drains are essential for basement waterproofing. Window wells on their own primarily allow sunlight into a basement room, rather than preventing water from getting in. Window wells can only hold so much water before it goes through the window. Without a window well drain, your basement will be at risk every time you face a heavy downpour and heavy snow melt.

Essentially, water is diverted by:
- Adding drain pipe through the foundation wall from window well drain.
- Tying the drain pipe to perimeter french drain feeding into the sump pump, so water is ultimately pumped away from foundation.
Should window well drains be filled with gravel?
It’s a good idea to lay several inches of gravel or crushed stone at the bottom of a window well to better regulate the flow of water into the drain below. The amount of gravel can vary depending on the window well situationm, but Liftech usually installs roughly 6 inches of gravel.
Why does my window well keep filling up with water?
The most common reason we see water infultraging window wells is because grading near home is sloping; directing water into the egress window well. Fix your grading to direct water away from foundation & window well, and you’ve atleast stopped water from continually flowing into well.
The next biggest reason is because there is no where for the water to be directed out of window well once inside. We’ve seen window wells sealed to foundations, which effectively seals all water inside. We’ve also seen non-porus flooring for window wells which traps the water.
Are window well drains required in Colorado?
Egress windows have secuirty & safey codes they must abide, that can differ from county, HOAs, and local governements.
However, while window well drains are essential for Homeowners to avoid costly water damage, window well drains are unfortunately not required by law.
